- I added a master bathroom
- The left rear bedroom was made narrower to make room for the additional bathroom, however I made that bedroom deeper by taking some pace from the front bedroom.
- I can't say definitively if a front porch is feasible without a variance. The survey you provided didn't have the average front yard setback of all houses within 200 feet to each side as per the contract, therefore I cannot verify.
- Yes, a second floor air handler and ducts will fit in the attic.
- Please also keep in mind, these designs are not reframing the second floor joist structure. I am not cantilevering (extending) the rear wall. We could conceivably create more floor space to enlarge the bedrooms by doing this, but it adds cost to your construction budget. Let me know if that's something you want to do. It requires replacing all the floor joists and the stairs.
