Attached is the prelim. I've been working with it mostly as a massing model, setback and zoning compliance, and floor plan designs. This draft meets all the needs. The roof on the north side clips the zoning 45 degree sky plane a bit so I'd have to work on it some more. The south roof deck makes the first floor deck too dark so I'd recommend reducing the second floor deck size. But more importantly, I think this is too massive a project. Your almost doubling the size of the house and I didn't think that was something you wanted to do. I think maybe a 1-1/2 garage that allows us to pull the north side away from Hayes Road a bit more. And possibly convert the idea to a saltbox design. Let's talk tomorrow.
